From 2% of monthly rental income

We are paid from what the property earns. No setup fee, no minimum term, no mark-up on contractors. The rate depends on the format and how much of the operation we run.

Rates below are the starting points. The exact rate is in the written proposal after an assessment.

The model

One line on your statement

Our fee is calculated on the rental income actually collected in the month — not on the contract value, not on the listing price.

from 2%
of monthly rental income
no setup fee · no minimum term · contractors at cost
  • Calculated on collected income — if a tenant does not pay, we do not charge on that rent.
  • Deducted from the payout — you never transfer anything to us.
  • One rate per unit — set in the proposal, changed only if the format changes.
  • No extras for the owner portal, statements, tenant portal or check-in — they are part of the service.

Formats

What moves the rate

More work per unit, higher rate. Nothing else moves it.

FormatStarting rateWhat we do for it
Long-term leasefrom 2%Tenant search and verification, contract, collection and arrears, repairs coordination, monthly statement, owner and tenant portals.
Short staysfrom 12%Listings and channels, pricing, guest communication, online check-in and registration, cleaning between guests, monthly statement.
Hybridagreed per unitBoth of the above; the unit switches format with demand. Rate blends the two by actual use.

Example

One apartment, one month

A two-room apartment on a long lease at €1 200 a month, one small repair.

Amount
Rent collected€ 1 200,00
Repair (plumber, invoice at cost)− € 85,00
Stayvero fee, 2% of € 1 200− € 24,00
Payout to owner€ 1 091,00

The same unit sold as short stays at €70 a night and 80% occupancy earns about €1 680 before channel commission and cleaning; the fee is higher and so is the net. We show both in the proposal.

Questions

About fees

Why 'from'? What is the actual number?

2% is the long-lease rate for a unit that is ready to rent in a building we already run or can reach easily. It rises with distance, condition, and format. The proposal states one number for your unit; that number does not change unless the format does.

Is there a minimum fee?

For a single unit on a long lease there is a floor of €25 a month so that a very low rent still covers the statement and the portal. It is written in the proposal.

Do you charge for finding a tenant?

No separate placement fee for long leases. The search is covered by the monthly rate.

How do I end the contract?

One month's notice, no penalty. You receive every contract, record and statement.

Do you take a share of the deposit?

No. Deposits are held for the tenant and returned according to the contract and the check-out protocol.
