A building run as a business

From 20 units. We take over the whole operation — tenants and guests, staff and contractors, money and reporting — and run long and short stays under one roof.

Poland, Germany, France. We come to the building before we send a proposal.

Who this is for

Three kinds of owners, one operating model

Operators

Apart-hotels and serviced apartments

You have a building that sells nights and months and a team that is stretched. We take over operations, keep or rebuild the team, and put the whole thing on the platform.

Developers

A finished building that needs to earn

The units are sold or kept, and now somebody has to run them. We start before handover: unit setup, first tenants, rules for the building, a statement for every owner.

Family assets

A building the family holds

Inherited, bought long ago, run by one relative. We take the operational load off, make the numbers visible to everyone who owns a share, and keep the asset in shape.

What we run

Everything between the front door and the bank statement

One contract covers the operation. You decide how visible you want to be.

Occupancy

Leases, short stays, and the mix

We keep a waiting list for long leases, sell short stays through channels and directly, and shift units between formats as demand moves. Target: no unit empty longer than the turnover.

Team

Staff on site, contractors on call

Reception where the format needs it, cleaning and maintenance on a schedule, contractors for the rest. Every task in the platform with a deadline, a photo and a cost.

Money

Charges, arrears, utilities, payouts

Rent and nightly rates charged automatically, arrears chased from day one, utilities split by unit, owner payouts with a statement that ties to the bank.

Residents

Portal for tenants, check-in for guests

Tenants pay, request repairs and see their contract in a portal. Guests check in online with ID verification. Fewer calls, fewer keys lost.

Compliance

Guest registration, tenant IDs, documents

Done the way the country requires, stored in the platform, exportable for an audit or a sale.

Reporting

Monthly statement per owner

If the building has several owners, each gets their own statement for their units. Same data, no arguments.

Hybrid format

Long and short stays in the same building

Most buildings are run as either a hotel or a rental house. We run both, and change the mix by floor or by season.

What it means in practice

  • Leases on lower floors, serviced apartments above — or any split the building allows.
  • A unit between two leases is sold as short stays instead of standing empty.
  • Seasonal switch — more short stays in summer, more leases in winter, without a second team.
  • One platform handles both: leases and nights, tenants and guests, in one calendar.

What it requires

  • Building rules that allow short stays — we check before we propose.
  • Registration of guests as the country requires; we do it.
  • Cleaning capacity for turnovers — our staff or contractors.
  • Pricing discipline — nightly rates repriced weekly, not once a year.

Takeover

How a building moves to Stayvero

01

Visit and assessment

We walk the building, read the current contracts, look at income and costs, and tell you what it should earn and what stands in the way.

02

Proposal

Format per floor or unit, staffing, our rate, the target income for the first year. Written, with the assumptions shown.

03

Takeover month

Contracts and payments move into the platform, tenants meet us, staff is briefed or hired, contractors are lined up. Nothing stops.

04

Operating

Monthly statement, quarterly review of the mix and rates, owner portal open around the clock.

Fees

From 2% of monthly rental income

For full building operations the rate is agreed per building after the assessment. The floor is 2%; hybrid and short-stay formats sit higher because we sell nights and clean between guests.

Questions

Asked by building owners

Do we have to change the current team?

No. If the team works, we keep it and put it on the platform. If it does not, we tell you what to change. Either way, staff report into our operations lead.

What if the building has many owners?

Common with developers. Every owner gets their own statement and portal access for their units; the building is run as one operation.

Can you run a building outside Warsaw?

Yes. We are based in Warsaw and work with owners in Poland, Germany and France. For buildings we need to be on site for the takeover and visit regularly after; distance is priced into the proposal.

Who holds the money?

Rent and nightly income go to a client account for the building. We pay out to owners with a statement; our fee is a line on it.

What happens if we end the contract?

You keep everything: contracts, tenant records, statements, documents. We hand over in a form your next manager can use.

Send us the building

Address, number of units, what it does today. We come back with a date for a visit.
